This chart shows the number of homes (single family and condo/town homes) listed for sale as of the prior month end, compared to the same month in the prior two years. Those homes with an accepted offer but not yet under contract (continue to show, CTS, status) are included.
New Listings
This bar chart shows the number of newly listed properties (single family, condo/townhomes) over the past month, as compared to the same month in the prior two years.
Average Showings per Active Listing
Capturing only Showing Time enabled listings, this chart reflects the number of scheduled, in-person showings each month for such homes actively listed for sale.
Months Supply of Homes for Sale
Also known as the absorption rate, this graph reflects number of homes for sale at month end, divided by the average monthly pending sales sampled from the last 12 months.
Median Days on Market
Because the sales cycle of real estate is typically more than 30 days from listing date to closing, we like to review days on market as a quarterly statistic. The Median Days on Market is shown for all properties contracted for sale within the three month period. Days on market is the time between when a property is listed and when an offer is accepted.
Number of Showings to Contract
This graph reflects the median number of showing requests a property receives before going under contract. Only listings with showings scheduled through Showing Time are included in this data.
