As realtors, we often write, suggest or speak of a renovated bathroom. Conceptually, or in pictures, it seems pretty simple. Today, let’s take a look behind the scenes of a powder room update. We'll breakdown the costs, see what decisions the homeowner made and talk time, start to finish.
They wanted a modern vibe in the powder room of their new Fairfield Beach home. What they purchased was this:
Changing the wallpaper was a given. Working with an interior designer, the homeowner chose a fresh design from Rebecca Atwood, at a cost of $1,728. Removing the old wallpaper, prepping the walls and installing the new paper added another $1,400. To further freshen the look, they decided to go with horizontal ship lap, which added $3,200 to the project costs (materials, installation and painting). Wallpaper delivery was quick, allowing the work to be done within two weeks.
Repurposing an acrylic shelf and some artwork gave the room a bigger feel. A new ceiling light fixture from Visual Comfort ($629) brightened the space.
Meanwhile, the homeowner purchased a new vanity at Pottery Barn for $1,519 and the classy mirror above at Bungalow in Westport’s Sconset Square for $1,100. Both were in stock, with no delay for delivery.
Fortunately for this update the flooring, crown molding and some fixtures did not need to be replaced. With a final half day of installation, the project was complete for a cost of ~$10,000.
