The NY Times article, Coronavirus Escape: To the Suburbs suggests people are flocking to the suburbs of New York in search of green lawns and open spaces. First, it was for short-term rentals, by those anxious to leave the city as the pandemic began. Typically summer renters in Connecticut are captivated by Westport and Fairfield beach properties – but this time requestors were keen on private outdoor living spaces – particularly pools or tennis courts. With insufficient supply to meet the demand, rental rates escalated. We have and continue to receive rental requests for Westport, Weston, Wilton and Fairfield.
The article suggested a 74% increase in people moving from New York to Connecticut based on data from FlatRate Moving for a 6-week period ending April 28th. We took a bit longer look at the trend, and focused on those moving in and buying homes in Connecticut. We have seen an uptick of about half of that rate – a 37% increase in buyers from New York over 2019 levels. 2020 transactions include those closed and under-contract properties where KMS represented the buyer and/or the seller.
