The past 15 months have seen a surge in new residents throughout Fairfield County. Many traded small apartments for larger houses. They’re installing play equipment in the yard. They’re landscaping, painting, remodeling. That’s all part of home ownership.
But other people took advantage of the pandemic to “right-size.” They traded single family homes for condominiums or townhomes. They’re delighted to not even think about lawn mowing, tree trimming and snow shoveling.
For a snapshot of Westport’s robust condominium scene, look no further than the recently constructed Daybreak Commons by Able Construction. All nine units – centrally located just off Merritt Parkway Exit 42, around the corner from downtown – quickly sold at or above list price. Buyers include couples who now split time between two homes (such as Connecticut and Florida); those moving from other towns who want the Westport lifestyle without the burdens of home ownership, those desiring to stay in-town but no longer need to worry about elementary or middle school districts and older folks delighted to live close to their children and grandchildren (without sharing the same roof!).
There are condos of all sizes, for every taste and budget. Westport offers Harvest Commons, Regent Park and Lansdowne on the Post Road; Playhouse Square behind Winslow Park and Terra Nova on the Norwalk border. Smaller condo projects, like Bradley Commons in Saugatuck, are spread elsewhere in town.
A burst of construction is bringing exciting new properties online. Work is underway on Wilton Road in Westport for Bankside House. The luxury, 12-unit building – actually four cubes, with a clever design maximizing privacy and river views – is still under construction. Also close to downtown, a unique conversion of one of Westport’s most historic properties is underway. The Mill’s 32 luxury residences come in two distinct styles—an urban loft feel or industrial vibe. One-fourth of these units have already been sold.
Across the border in Norwalk, Able Construction is working on their next project at White Barn. They will deliver (in 2022) fifteen three bedroom high-end townhomes similar to the Daybreak model without the age restriction.
Norwalk and Fairfield offer a wide variety of condominiums in all sizes and price ranges. Wilton and New Canaan are also condo-friendly towns with new developments of their own in the works. Buyers are thrilled with the chance to remain in the area, socialize with friends and enjoy all the benefits of Fairfield County life, minus the hassles of home ownership in just the right-size home.
Condos are moving quickly with year-to-date sales in Westport, Fairfield, Norwalk and Wilton all more than 56% over prior year levels. We just closed on one that spent barely three weeks on the market!
